Approved New Guidelines for Architectural Review Effective Now

 

New architectural guidelines, passed by the City Council, became effective August 1, 2011.  The City's Architectural Review Board will begin to review building plans for all new single-family residences, additions, and accessory structures. This is a change from the past, when only signs, multi-family buildings, and certain commercial projects were subject to review. ARB will offer design suggestions to help residents and builders comply with City guidelines.  The Guidelines and required forms are provided on this Website.  The new ARB guidelines will be administered through Tony Carvalho, the City's building commissioner. Zoning Code Comprehensive Review

Welcome to the City of Kirkwood’s Zoning Code Comprehensive Review page! This page will provide you with information regarding the Planning and Zoning Commission’s review of the Zoning Code, including project goals, schedule, meeting dates, meeting notes, staff contact information, and more.

Purpose:
A zoning ordinance is a document that determines land use and development patterns within a jurisdiction. The ordinance is accompanied by an official zoning map that applies the zoning districts from the zoning ordinance to land within city limits. Originally written and adopted in the 1960’s and periodically updated since, the City of Kirkwood’s Zoning Code is in need of modernization and reformatting. This project will focus on reviewing and updating the Zoning Code text.

Existing Zoning Code:
Below you will find a link to the current City of Kirkwood Zoning Code, which is being reviewed by the Planning and Zoning Commission and City Council.


Project Goals:
The Planning and Zoning Commission Subcommittee has identified the following goals to frame their review:
~ Modernize:  Address sections that are dated, including preparing for foreseeable future challenges.
~ Simplify:  Create a document that is simple to understand and apply.
~ Clarify:  Remove conflictions and develop a comprehensive definitions section.

Project Schedule:
The review has been divided into five (5) major tasks, and the process is expected to take approximately 10 months. There will be multiple public meetings and opportunities for comment at regularly scheduled Planning and Zoning Commission meetings, special public meetings, and public hearings. Please refer to the project timeline or the Meeting Dates section below for specifics.
